East Palo Alto's Sub-Zero calls come from two different housing stocks: the original ranch homes that have had one kitchen update since they were built, and the newer townhome and condo construction going in along the Ravenswood corridor near 101. The older homes usually have a single 36-inch BI unit that's been running since the 2000s. The newer builds specced 48-inch columns from the start.

What we close on the truck.

  • Compressor start relay and run capacitor failure. On original-owner homes where the unit has never had service, the start relay or run capacitor wears out and the compressor struggles to start or short-cycles. It's a straightforward part swap once I confirm that's the actual failure and not the compressor windings themselves.
  • Condenser coil clogging behind remodeled cabinetry. Kitchen remodels that box the unit in tighter than the original layout cut down on airflow to the coil. Dust builds up faster than it should, and the compressor runs longer to hit temperature. I clean the coil and check the clearance behind the panel.
  • Door and panel alignment on new-build columns. The newer builds near Ravenswood installed 48-inch columns with heavy custom panels, and the panel weight is what throws off the door alignment over the first couple years, not the hinge itself. I reset the alignment and check the panel mounting hardware.
