  • Outdoor unit short cycling in a restricted HOA placement. HOA rules in a lot of Foster City complexes limit the outdoor unit to a narrow side alley or a small pad with tight clearance on all sides. Restricted airflow around the unit raises head pressure and can cause short cycling that looks like a bigger problem than it is. I check actual clearance against manufacturer minimums before touching the refrigerant side.
  • Condensate drain backing up near the lagoons. The damp air off Foster City's canals and lagoons keeps humidity high, and a condensate line that is even slightly out of slope backs up faster here than it would inland.
