Mitsubishi in Redwood City

Mitsubishi in Redwood City kitchens.

Redwood City is the county seat, and its downtown around the old theatre district has a mix of converted apartments and lofts where single-zone Mitsubishi heads handle a unit or two that the building's original system never reached. Up in Emerald Hills, the homes get larger and the multi-zone MXZ systems get bigger to match, often with four or five heads on one outdoor unit.

Those Emerald Hills systems carry a real cooling load on hot valley-facing days, and I see outdoor units that were sized for the house when it was smaller, before an addition or a finished basement added zones. Downtown, the issue is usually age. A lot of those converted-building heads have been running for a decade or more.

I start with the fault code, whether it's a single head downtown or a five-zone system in Emerald Hills. We hold EPA 608 certification and CSLB #1136642, the diagnostic is $99 and credited toward the repair, and you get a written quote before we order any part. We're out seven days a week, and Redwood City sits on the regular route for our Peninsula-based technician.

Common repairs we do

What we close on the truck.

  • Multi-zone struggling across every room on hot days. In Emerald Hills, if every zone runs weak at once instead of just one, the outdoor unit is usually undersized for what's connected to it now, often after a room addition put one more head on the same MXZ. I total up the connected load against the unit's rated capacity before recommending anything.
  • Downtown loft head dead with no response at all. In the older converted buildings near downtown, a head that won't power on or respond to the remote at all is most often a control board failure from age, not a refrigerant issue. I confirm at the board before ordering a replacement.
  • Outdoor fan motor failing, unit tripping on high pressure. When the outdoor fan motor weakens or seizes, the condenser can't reject heat properly and the unit trips on high pressure protection, which looks like a random shutdown to the homeowner. I test the fan motor directly rather than assuming it's a refrigerant or compressor fault.

FAQ

Mitsubishi in Redwood City questions, answered.

  • We're in an older building near downtown with just one head. Is that too small a job for you?
No. A single head near the theatre district gets the same visit and the same $99 diagnostic as a five-zone Emerald Hills system. Our Peninsula-based technician covers Redwood City regularly, small jobs included.
  • Every zone in our house runs weak on hot days, not just one. What does that mean?
That usually points to the outdoor unit itself, most often that it's undersized for everything connected to it now, especially if a zone was added after the original install. I check the total connected load against the unit's rating before suggesting a fix.
  • Our loft head in the older building won't turn on at all. Is it worth repairing?
Often, yes. A dead head with no response is usually a control board issue, which is a straightforward repair, not a sign the whole unit needs replacing. I confirm at the board before quoting anything.
