Head icing up on foggy, shaded lots. The flats near San Pablo Avenue and the shaded hillside lots hold marine fog longer than the sun-facing slopes. A low-load head in that damp air can ice over. I check the room thermistor, the coil sensor, and the refrigerant charge, since it is usually a bad sensor reading or a low charge rather than a failed compressor.
Wall furnace replaced by ductless, far head runs weak. Plenty of El Cerrito ranches swapped an old wall furnace for two or three M-Series heads. When the head furthest from the outdoor unit runs weak, I check the line length charge correction and the branch wiring, since these hillside retrofits often run long refrigerant lines through crawl spaces and up split-level walls.
Condensate drip in split-level walls. Split-level construction means drain lines sometimes have to run sideways or even slightly uphill before they can drop, which is hard to get right the first time. A drip or a float-switch shutdown usually means the line is clogged or poorly sloped. I clear it, re-slope what I can, and verify the float switch.
