San Ramon is home for us. ADRIUM is based here, so the newer developments out in Windemere and Gale Ranch and the older neighborhoods around Twin Creeks and San Ramon Village are the homes I know best. It sits inland in the Tri-Valley with hot dry summers and no bay breeze, so cooling loads are heavy and the systems run long. The newer homes carry full Lennox setups, often two-stage or variable with zoning, and they work hard from June into October.

Lennox gives you strong SEER numbers that earn their keep in a San Ramon summer, and the equipment performs. My honest caveat is the parts ecosystem. Lennox keeps its proprietary boards and modules in a dealer-restricted channel, so a Lennox-specific control can take longer and cost more than the Carrier or Trane part. Being based right here I move fast on the labor, but the part lead time is what it is and I tell you up front.

  • iComfort zoning damper failing in Windemere builds. The newer zoned homes run iComfort with multiple dampers, and a damper actuator or the zone board fails so one room stops cooling. I trace the specific zone and the actuator rather than condemning the whole control, which keeps the repair cost down.
  • Furnace flame sensor fouling in dry summers. San Ramon's dry summers pull dust into the furnace and the SureLight flame sensor fouls, so the furnace lights then drops out on a failed flame proof. I clean or replace the sensor and check the burner and the ground before assuming the board is bad.
