  • Main control board relay failures on later Whirlpool-built 106 models. Downtown condos and the older homes near the courthouse both have a share of Whirlpool-built Kenmores whose main control board relay contacts wear out with age. The symptoms look electrical and scattered, lights flickering, the compressor short cycling, the ice maker acting on its own, and it's tempting to chase the wrong part. I check the board's actual outputs under load before I decide it's the board and not something upstream of it.
  • Sealed system leaks on aging Emerald Hills units. The bigger households up in Emerald Hills tend to keep a Kenmore running longer and harder, and the ones from the LG-built Elite era are now old enough that a slow refrigerant leak in the sealed system shows up as a fridge that runs constantly and never quite gets cold. I gauge the system and give an honest verdict in writing on whether a sealed system repair is worth doing against the age of the unit.
  • Compressor overload and start capacitor wear in compact downtown units. The smaller Kenmores common in Redwood City's downtown condos work their compressor overload and start capacitor harder relative to their size, and those parts fail first, usually announced by a hard clicking sound every few minutes with no compressor start. I test the overload and capacitor together, since replacing one without checking the other often means a second visit.
