  • Compressor overheating in tight cabinetry openings. A lot of Foster City condos and townhomes have the refrigerator built into a cabinetry opening with barely any side clearance, and that traps heat the compressor needs to shed. Over years that extra heat shortens compressor life and can trip the overload repeatedly on hot afternoons. I check actual clearance and airflow before condemning a compressor that might just be starved for air.
  • Ice maker fill valve failing in original 1970s units. Foster City's original development still has a number of the first-generation Kenmore refrigerators running, and on those the water inlet valve for the ice maker is usually the oldest component in the machine. A valve that sticks open floods the ice bin, one that sticks shut just stops making ice, and I test line pressure on both sides before replacing it.
  • Door hinge sag on overlay cabinet-panel doors. Built-in Kenmore units with a matching cabinet panel on the door carry more weight on the hinge than a standard door, and in Foster City's condo installations that extra weight causes visible sag over time. A sagging door loses its seal at the top corner first, long before the gasket itself looks worn, so I check hinge alignment before recommending a new gasket.
