Door gaskets torn in tight ADU kitchens. In a lot of Albany's ADUs and basement units, the fridge sits close to a wall or a doorway, and the gasket takes a beating from the door not swinging fully open. It creases, stops sealing, and the unit ices up and runs long. I replace the gasket with the correct profile and check that the door clears the cabinet so it's not getting stressed again.
Thermostat and control faults on compact bungalow units. The compact Haier fridges that fit Albany's small Marin Avenue grid kitchens run mechanical thermostats that stick after years of cycling in a tight, poorly ventilated space, freezing the box or leaving it warm. Electronic models lose the control board instead. Both are cheap parts, and repairing beats trying to squeeze a new fridge through a bungalow's original door frames.
