The tract homes are the bread and butter. Many still run aging Carrier furnaces and single-stage condensers, and the common failures there are ignition parts, capacitors, and tired blower motors. We keep those running where it makes sense and tell you honestly when an old R-22 system has reached the point where replacement is the smarter spend.
Carrier and Bryant are the same equipment, so either nameplate reads the same to us. Parts are easy to source and the build is reliable. On the newer hillside homes with Infinity systems, the communicating control boards are the expensive part, so I confirm the actual fault on the meter before quoting anything at that level.

- Hot surface igniter and flame sensor on older furnaces. Castro Valley tract-home Carrier furnaces lose heat when the hot surface igniter cracks or the flame sensor fouls. You get a furnace that tries to light and locks out. Both are inexpensive parts and a routine fix. We clean or replace them and confirm a clean, steady ignition before we leave.
- Blower motor and capacitor on aging air handlers. The PSC blower motor and its capacitor wear out on older Castro Valley furnaces, so airflow drops or the blower stops. We test the motor windings and the capacitor, and replace the failed part. On a very old motor we talk through whether it is worth it against the age of the whole system.
- R-22 condenser leak on older central AC. Older single-stage Carrier condensers in the flats develop slow refrigerant leaks, and since these often run discontinued R-22, a leak is a real decision point.
