Bryant in Lafayette
Bryant heating and cooling in Lafayette.
Lafayette sits in the Diablo Valley, warmer than the inner bay but shaded and woodsy on the hill lots. Summers get hot enough that cooling matters, especially on the sunnier exposures. The housing is a mix of mid-century homes, older places near downtown and the reservoir, and larger custom homes up the hills toward Happy Valley. Many run Bryant Preferred or Evolution splits, some zoned.
The wooded lots bring their own issue: leaves and needles pack the Bryant condenser coil and choke the airflow, so the unit overheats. Up the hills the larger homes run zoned Evolution systems that need their dampers right. I read the lot and the house together here, because a shaded hillside home and a downtown bungalow fail differently.
HVAC runs through our division, Bay Area HVAC Service. Andrew Kuznetsov owns ADRIUM out of San Ramon. CSLB #1136642, EPA Section 608 Universal, A2L certified for R-454B.
Common repairs we do
What we close on the truck.
- Leaf-packed condenser coil on wooded lots. Lafayette's tree cover packs the Bryant condenser coil with leaves and needles, so the unit overheats and trips on high head pressure. We clean the coil, clear the cabinet, and check the charge so it rejects heat again.
- Zoned Evolution damper fault on hill homes. Larger Lafayette hill homes run zoned Bryant Evolution, and a failed damper leaves one zone hot or cold. We test each damper actuator and the bypass so the zones balance across the floor plan.
- Flame sensor fouling on Preferred furnaces. Bryant Preferred furnaces here drop out when the flame sensor fouls and the board cannot prove flame. The furnace lights then shuts off. We clean or replace the sensor so it holds the flame signal and stays running.

FAQ
Bryant in Lafayette questions, answered.
-
How long does it take you to reach Lafayette from San Ramon?
From our San Ramon base it is about 25 to 30 minutes up 680 through Walnut Creek. We cover Orinda, Walnut Creek and Alamo right around Lafayette, so we can usually fit your call with a nearby one the same day. -
My condenser is under trees and keeps overheating. What do I do?
On wooded Lafayette lots the coil packs with leaves and needles and the unit overheats. We clean the coil and clear the cabinet, and keeping the area around the unit clear through the season helps it run cooler. -
Do you service the larger zoned homes up the hills?
Yes. The hill homes often run zoned Bryant Evolution, and we test the dampers, bypass and control as one system. When a zone runs hot or cold it is usually a failed damper actuator, and we check each one.
