American Standard in San Mateo
American Standard in San Mateo kitchens.
San Mateo is where our Peninsula technician actually lives, so this is home turf, not a route we drive in from somewhere else. The city runs from older bungalows and Craftsmans near downtown and the 25th Avenue and B Street restaurant rows up into larger homes in San Mateo Park and Baywood, and the housing stock and duct systems vary a lot block to block.
A good number of San Mateo homes have added an ADU or converted a garage in the last few years, and that new square footage often gets tied into a furnace that was sized for the original house alone. American Standard's variable-speed and two-stage options give us room to add capacity or zone off the addition without replacing the whole system. We run installs and repairs through Bay Area HVAC Service.
Downtown and older San Mateo homes mostly run gas tank water heaters, frequently in a garage that's also storage space, so clearance and venting get checked each time. We provide a written repair estimate after the on-site diagnosis and before any work starts, the $99 diagnostic is credited toward the repair, and we're on call 7 days a week.
Common repairs we do
What we close on the truck.
- Undersized capacity after an ADU or garage conversion. When a San Mateo homeowner adds an ADU or finishes a garage, the new space often just gets tapped into the existing ductwork instead of getting its own zone. The original furnace, sized for the house alone, can't keep both spaces comfortable. We size the added load properly and either zone the American Standard system or add capacity where it's justified.
- Aging duct systems in downtown bungalows and Craftsmans. A lot of the older homes near downtown San Mateo still run duct systems from decades back, with crushed flex runs and leaky joints under the house. Airflow drops and rooms run uneven no matter how good the American Standard furnace is. We test static pressure and repair or reroute ducts before blaming the equipment.
- Blower motor wear from restaurant-row area homes with tight furnace closets. Homes near the B Street and 25th Avenue corridor often have furnace closets built tight against a shared wall, with limited return air. That restriction makes the blower motor work harder than it should and shortens its life. We check return air sizing on these installs, not just the furnace itself.

FAQ
American Standard in San Mateo questions, answered.
-
Is it true you have someone based right here in San Mateo?
Yes, our Peninsula technician lives in San Mateo, so calls in this city usually get the fastest response of anywhere on our Peninsula route, including Burlingame, Belmont, and Foster City nearby. -
We just finished an ADU and the main house doesn't cool as well anymore. Is that normal?
It's common. The ADU is pulling capacity from a system that was sized for the original house. We can usually fix it with proper zoning on an American Standard variable-speed system rather than replacing everything. -
Our furnace closet is really tight. Does that cause problems?
It can, mainly through restricted return air, which makes the blower work harder and wear out sooner. We check the return air opening size against the furnace rating on every service call in the older downtown homes where this comes up a lot.
