Oakland is the widest range of housing I work in. There are 1920s bungalows and Victorians in the flats with wall furnaces and no ducts, mid-century homes in the foothills, and large hill houses up toward Montclair and the Skyline that need real multi-zone systems for the steep lots and big footprints. American Standard fits across all of it, but the job changes completely from one neighborhood to the next.
In the flats, a lot of these old homes were never ducted, so American Standard ductless mini-splits are how we add cooling and modern heat without tearing the house apart. Up in the hills, the bigger homes run zoned American Standard systems and the elevation means real heating load on winter nights. Because American Standard is Trane underneath, I service both the same way I would a Trane.
Oakland water heaters skew older, especially in the flats where homes have not been updated. We replace and repair American Standard gas units and pay close attention to seismic strapping and venting, because a lot of these installs predate current code.

- Wall furnace replacement with ductless retrofit. Many Oakland flat homes still run on failing wall furnaces with no ductwork. When the heat exchanger cracks, the safe move is not another wall furnace but an American Standard ductless system that adds heating and cooling. We size the heads to the rooms and run the line set cleanly.
- Hill-home zone board failure. Large Oakland hill homes run zoned American Standard systems, and the zone control board fails after years of switching dampers. One floor goes without heat or cooling. We diagnose the board against the actuators and thermostats, then replace the board and recalibrate the zones.
- Water heater venting and strapping correction. Older Oakland American Standard water heaters often sit on installs that no longer meet code for venting or seismic strapping. When we replace or repair one, we correct the double-strap and the flue connection so the unit is both working and safe.
