Moraga is the only town I service where a neighborhood shares a name with a furnace brand. Rheem Valley and the Rheem district take their name from the Rheem family of Rheem Manufacturing, and I still pull aging Rheem furnaces out of garages a few blocks from the shopping center that carries the name. Most of 94556 went up in the 1960s and 70s, the Campolindo and Rheem Valley tracts and the homes around the Moraga Country Club, with Sanders Ranch adding a newer layer later on. That puts much of the town on its second or third system, and the originals still running are well past due.
The microclimate matters here. Moraga sits in a canyon behind the Oakland hills, cooler than Walnut Creek or Concord in summer, with afternoons in the 80s instead of the high 90s. A lot of homes were built without air conditioning and got by on shade and night air. The heat waves of the last few years ended that, and first-time cooling is now steady Moraga work.
