York in Moraga

York heating and cooling in Moraga.

Moraga is mostly single-family homes from the 1960s and 70s, ranch and split-level style, set into the hills around the Commons and out toward Campolindo. Many of these houses still run their original-era ductwork with a York gas furnace that has been swapped once or twice over the decades. The inland valley here gets real summer heat, well past what the bay moderates over the ridge, so AC actually matters in Moraga.

Because the lots are larger and some homes are split across levels, I see a fair number of York systems that struggle to push conditioned air to the far rooms. That is usually a duct or zoning issue showing up as a comfort complaint, not a dead furnace. I diagnose the whole airflow path before I sell anyone a part.

ADRIUM is based just over in San Ramon and we handle HVAC through our Bay Area HVAC Service division. EPA Section 608 Universal certified, CSLB #1136642, written quotes, and the $75 diagnostic waived when you approve the repair.

Common repairs we do

What we close on the truck.

  • Flame sensor fouling from long off-seasons. Moraga heating systems sit idle through the warm months, then get called on hard when the hills cool off. York burners that light and then drop out after a few seconds are almost always a fouled flame sensor. I clean the rod, verify the flame signal, and the furnace holds again.
  • Condenser not cooling in summer heat. Inland Moraga gets hot, and a York condenser that runs but does not cool often has a failed run capacitor or a contactor that is not pulling in. I check the capacitor microfarads, the contactor, and refrigerant charge before condemning a compressor, since the smaller parts fix most of these.
  • Ignitor failure on two-stage Affinity units. Larger Moraga homes often run two-stage York Affinity furnaces, and the hot surface ignitor is a common wear item. When it cracks you get an inducer that runs with no ignition. I replace the correct ignitor and confirm the staged ignition sequence on the board.

FAQ

York in Moraga questions, answered.

  • How far is Moraga from your San Ramon shop?
Moraga is close. From San Ramon I cut over through Lafayette or come up through Orinda and Walnut Creek, all neighbors of Moraga, so it is usually 20 to 30 minutes. That makes same-day or next-day visits easy here.
  • My Moraga home gets hot upstairs but the furnace works. Is that a repair?
Often it is not the furnace at all. It is airflow, duct sizing, or a zoning issue common in split-level homes here. I check the whole air path before recommending anything, so you are not paying for a part that will not fix the comfort problem.
  • Do you give the York repair price before starting?
Yes. You get a written quote first. The $75 diagnostic is waived when you go ahead with the repair.
