Williams in Oakland

Williams heating and cooling in Oakland.

Oakland has one of the largest stocks of Williams wall and floor furnaces in the Bay Area. The Craftsman bungalows in Temescal and Rockridge, the older houses in the flatlands, and many hills homes were all built or retrofitted with a single gas furnace and no ducts. We service these units all over the city.

Oakland's climate splits. The flats near the bay stay damp and mild, while the hills run colder at night and lean harder on heat. I tailor the repair to the unit, because a fog-belt flatland furnace shows corrosion while a hills unit shows more burner and valve wear from heavier cycling.

A lot of Oakland's older housing has no room for ductwork, so the wall or floor furnace stays the right answer. We repair what is repairable and we replace units that are past safe service life with the correct Williams model for the space.

Common repairs we do

What we close on the truck.

  • Floor furnace pilot and well fouling. Oakland has many Williams gravity floor furnaces under hallway grilles. Dust, hair, and debris drop into the well and foul the pilot and burner. I pull the unit, clean the well and pilot, replace the thermocouple if it is weak, and confirm even ignition across the burner.
  • Wall furnace gas valve failure. On the older Craftsman-home Williams wall units the Robertshaw gas valve eventually fails to open on a call for heat. I confirm power through the thermostat and limit, test the valve coil and body, and replace it with the correct Williams-spec valve at proper manifold pressure.
  • Cracked heat exchanger on aged units. Many Oakland units are 40 plus years old and the steel exchanger cracks or rusts through. That vents combustion into the home and is a hard safety stop. I inspect it every visit and, if it is failed, I quote a replacement rather than patching an unsafe unit.

FAQ

Williams in Oakland questions, answered.

  • Do you really cover Oakland from San Ramon, it is a fair distance?
Yes. Bay Area HVAC Service runs Oakland regularly. From San Ramon I take 24 through the Caldecott or 680 to 580, usually 30 to 45 minutes depending on tunnel traffic. I batch Oakland with Piedmont and Berkeley calls so the routing holds and your window is honest.
  • Can you service both the wall furnaces and the old floor furnaces in Oakland homes?
Yes, we do both, and Oakland has a lot of each. The pilot, thermocouple, and valve work overlaps, but the floor units need the grille pulled and the well cleaned out. I check the heat exchanger on either type because a cracked exchanger is the one thing I will not run.
  • What is the diagnostic fee?
It is $75 and waived when you approve the repair. I give you a written quote before any work. Repairs are warranted 1 year and a new Williams install is 10 year parts and 10 year labor.
