- Pilot orifice clogged from a closet left shut for years. In rental units the furnace closet often stays closed and unmaintained for a long stretch, and dust and lint clog the pilot orifice until the flame won't stay lit. I clean the orifice and pilot tube and confirm a proper blue flame before I call the job done.
- Corroded wiring harness at the gas valve. On older units in East Palo Alto's apartment buildings, moisture and age corrode the wiring harness connector at the gas valve, causing the burner to fire intermittently or not at all. I clean or replace the corroded connector and confirm solid continuity before closing the unit back up.
- Gas valve failure from years of tenant turnover. These units get switched on and off across different tenants for years without anyone checking on them until they stop heating outright. I test the valve for proper opening on a call for heat and replace it with the correct part when it's worn out.
