The homes closest to Laurel Street tend to be older, and a lot of them were built with the furnace crammed into a small mechanical closet that was never meant for easy access. Further back from downtown the lots open up and the equipment gets a bit more breathing room, but the age of the original ductwork and controls is often the same.

- High-limit switch trips in tight downtown mechanical closets. A lot of the older homes near Laurel Street were built with the furnace crammed into a small utility closet, and when the filter loads up or the closet louver gets blocked, airflow drops and the high-limit switch trips before the house gets warm. I check static pressure and the closet clearance itself, not just the switch.
- Condenser fan motor bearing wear on older single-stage units. Some of the older single-stage Trane condensers still running in San Carlos are on original fan motors, and the bearings wear out after years of daily cycling. The fan slows or seizes, the compressor overheats, and the unit trips on its internal protector. I replace the motor and check the run capacitor at the same time since they tend to fail close together.
- Igniter and flame sensor failures on older gas furnaces. The hot surface igniter and the flame sensor are the two parts that give out most on the older gas furnaces still in service around White Oaks and Eaton Park. A cracked igniter won't glow, and a coated flame sensor reads no flame and shuts the burner down after a few seconds. Both are quick to confirm on the same visit.

Do you actually get out to San Carlos, or is this too far from San Ramon for a normal call?
We keep a technician living on the Peninsula in San Mateo County, and San Carlos sits right in his regular area along with Belmont and Redwood City next door. I won't promise same-day on every call, but it's a local stop, not a special trip across the bay. -
My furnace is jammed into a tiny closet near downtown. Is that actually a problem?
It can be. A furnace closet built too small restricts the air coming back to the unit, and that is often why the high-limit switch trips before the house heats up. I check the closet and the filter access, not just the furnace itself, before I say what needs fixing. -
My condenser is old and loud, and I live close to the restaurants on Laurel Street. Can it be quieter?
A worn fan motor bearing is usually what makes an older Trane condenser get loud, and replacing the motor brings the noise back down. If the unit itself is at the end of its life, that's a separate conversation, and I'll tell you honestly which one you're dealing with.
