  • Two-stage staging relay failures on Emerald Hills systems. The bigger homes up in Emerald Hills often run two-stage Trane condensers, and the staging relay that switches between low and high capacity is what fails, not the compressor itself. The unit gets stuck running full blast on a mild day or won't come up to high stage on the hot ones. I test the relay and the low-voltage control circuit before touching the compressor.
  • Disconnected duct joints under older downtown homes. A number of the older homes near the courthouse and the theatre district still have the original sheet metal ductwork under the house, and decades of settling pull joints apart at the crawlspace connections. Air dumps under the floor instead of into the room, and one side of the house never gets comfortable. I pressure test the duct runs before I touch the Trane equipment itself.
  • Defrost control board faults on older Trane heat pumps. Redwood City's mild weather made heat pumps a common choice here, and the defrost control board is the part that goes bad on the older units. When it fails, the outdoor coil ices over in cool damp weather and never defrosts, so the system loses heat output. I check the board and the outdoor sensor together since a bad sensor can look like the same fault.

    Yes. Our Peninsula technician is based in San Mateo County and Redwood City is one of the regular stops, right between San Carlos and Menlo Park. I don't promise same-day for every job, but it's a normal part of the route, not a special crossing from San Ramon.
  • My old downtown home has warm and cold rooms no matter what I set the thermostat to. Is that the furnace?
    Not usually. On the older homes near downtown it's almost always a duct problem underneath the house, joints pulled apart or crushed insulation, and the Trane equipment is doing its job even though the rooms don't agree. I check the ducts before I touch the furnace.
  • We have a big place up in Emerald Hills with two Trane systems. Do you service both in one visit?
    Yes, and I plan the appointment around it. A lot of the Emerald Hills homes run two zoned systems, and I check both units and the shared controls in the same visit rather than splitting it into separate trips.
