  • Cracked heat exchanger on aging XR furnaces. Some of the original Trane furnaces in older Moraga ranch homes are well past 20 years. On a long heat cycle a tired heat exchanger can crack, which is a safety issue. I run a combustion check and inspect with a camera before I tell you it needs replacing, because that is not a part I will guess on.

  • How far is Moraga from your San Ramon base?
    From San Ramon we usually come over through Lafayette or down through Orinda into Moraga. It is roughly 25 to 30 minutes depending on the Lafayette traffic. We work Orinda, Lafayette and Walnut Creek nearby, so Moraga is an easy stop on a Lamorinda day.
  • My Trane condenser is on a steep hillside. Is that a problem to service?
    No. Hillside pads are normal up here. I just need clear access to the unit. The main thing I check on sun-exposed pads is the fan motor and capacitor, since they wear faster in that heat.
  • Can you tell me if my old furnace is safe to keep running?
    Yes. I do a combustion and heat exchanger inspection and tell you straight whether it is safe. If I find a cracked exchanger I will not let it keep running, and you get a written quote for the fix or the replacement.
