Most of the Milpitas houses I work on were built between the 1970s and the early 2000s, so the Trane equipment I see runs from old XR furnaces up to the newer XV variable-speed heat pumps in the McCarthy Ranch builds. The valley floor here gets warm in summer but the bay keeps the worst heat off, so a lot of these systems are sized fine and just need parts, not a full replacement.

Trane builds heavy. The Climatuff compressor and the thick cabinet sheet metal hold up well, which is why I still find 20-year-old condensers running in Milpitas backyards. The catch is the proprietary variable-speed boards on the XV and XL lines. When one of those fails the part costs more than a generic board would, and I will tell you that straight at the estimate.

  • Climatuff compressor hard-start on older XR condensers. On the 15 to 20 year old XR13 and XR14 units around Milpitas I see the compressor struggle to spin up on warm afternoons. Usually it is a tired start capacitor or contactor, not the compressor itself. I test the windings first so you do not pay to replace a compressor that is still good.
  • Variable-speed board failure on XV20i heat pumps. The newer high-end Trane heat pumps in the McCarthy Ranch and Sandalwood builds use a proprietary inverter board. When it faults you get error codes and no compressor. The board is a real-money part, so I confirm it is the board and not a sensor or wiring before I order it.
  • Condensate drain backups in furnace closets. Plenty of Milpitas furnaces sit in tight interior closets with a long condensate run. The drain clogs with algae and the safety switch shuts the unit down. I clear the line, flush it, and check the float switch so it does not nuisance-trip in the middle of summer.
