Dirty condenser coils choking older single-stage units. A lot of the Trane condensers on East Palo Alto rentals are original single-stage units that don't get regular coil cleaning between tenants. Years of dust and debris block airflow through the coil, head pressure climbs, and the compressor trips on its internal overload on the hottest days. A coil cleaning and a capacitor check usually bring it back.
Low-voltage control fuse blown from damaged thermostat wire. Thermostat wire behind older walls gets nicked or pinched during tenant move-outs and repairs, and a short in that wire blows the low-voltage fuse on the Trane control board. The system shows no response at the thermostat at all. I trace the wire run before I replace the fuse so it doesn't blow again the same week.
Contactor points welded shut from years of cycling. On the older single-stage condensers common here, the contactor that switches the compressor on and off pits and eventually welds shut after years of daily cycling. When that happens the outdoor unit keeps running even after the thermostat is satisfied, driving the electric bill up until someone notices. I replace the contactor and check the capacitor it works with.
