South San Francisco calls itself the Industrial City on the hillside sign, and while the flats near the bay are now biotech labs and office parks, the housing above on Sign Hill and out toward Westborough is older, mostly 1940s through 1960s single-family homes with a straightforward gas furnace and, on the newer stretches, a Ruud or Rheem split system.

The hills push wind down through the gap toward the bay, so it is often cooler and breezier here than a mile inland, and furnaces run longer than homeowners expect for a city this close to the bay. I see a lot of original ductwork in the older Sign Hill and Winston Manor homes that was never resized when a newer, higher-output furnace went in.

Undersized ductwork choking a newer furnace. A lot of the older Winston Manor and Sign Hill homes still have the original duct runs from the 1950s. When a bigger Ruud furnace goes in without resizing the ducts, static pressure climbs and the limit switch trips on heat buildup. I measure static pressure and correct the duct or the fan speed.
Capacitor failure on the outdoor condenser. The wind coming off the hill does not stop the compressor from working hard on the warmer days we do get, and the run capacitor is usually the first part to give out. I test it under load and swap it rather than guess.
Control board failures from voltage flicker. Older South San Francisco homes near the industrial flats sometimes see voltage sag on the grid, and that flickers the furnace control board until it stops responding to the thermostat. I check line voltage at the furnace and replace the board when it has taken damage.
