San Mateo is where our Peninsula technician lives, so this city and the neighborhoods around it get the fastest response we offer outside of San Ramon itself. Baywood and Hillsdale run a lot of 1950s and 1960s single-family homes with an original or once-replaced furnace, while the newer condo and townhome stretches near Hillsdale Mall run smaller Ruud split systems.

Downtown San Mateo, along 25th Avenue and B Street, mixes older apartment buildings above ground-floor restaurants with small packaged HVAC units and furnace closets that were never built with much room to spare. I work in those tight spaces often enough to know which Ruud parts I need before I open the panel.

Being local here means I am not driving in cold. I know which Hillsdale streets run two-story additions with an undersized original furnace, and which Baywood blocks still have the builder-grade unit from when the house went up.

Undersized furnace after a second-story addition. A lot of Hillsdale and Baywood homes added a second story or a room addition decades after the original furnace went in, and the furnace was never upsized to match. It runs constantly and still cannot keep the addition warm. I size the actual heat load and recommend the right fix, whether that is a repair or a right-sized replacement.
Ignitor failure in tight downtown furnace closets. The compact furnace closets in the buildings along 25th Avenue and B Street run hot with poor clearance, and that shortens ignitor life. You get a click and no flame. I carry the ignitor on the truck and check clearance while I am in there.
Zone damper failure in newer split-level homes. Some of the newer San Mateo builds run a zoned Ruud system to handle multiple levels, and a stuck or failed damper leaves one zone cold while the rest of the house is fine. I test the zone board and dampers and replace the failed part.
