Foster City was built starting in the 1960s on filled land around a system of lagoons, so almost the entire city is the same era of construction, mostly single-family homes, townhomes, and condo complexes with a small, standardized furnace closet. That consistency actually makes diagnosis faster, since I see the same handful of Ruud configurations over and over.
Being this close to the water year round, humidity runs higher than you would find a few miles inland in Belmont or San Carlos, and that moisture works on control boards and blower wheels in the tighter condo furnace closets faster than in a detached home with more airflow around the unit.

What we close on the truck.
- Blower wheel buildup in humid condo closets. The higher ambient humidity near the lagoons lets dust and lint cake onto the blower wheel faster than in a drier inland home, and that throws the wheel out of balance until it rattles or the motor overheats. I pull and clean the wheel and check the motor amp draw before I close it up.
- Control board corrosion in shared mechanical rooms. Some of the older condo and townhome complexes have furnace closets that share a wall with an unheated common area, and the swing in temperature and humidity condenses moisture on the board. I check for corrosion at the connectors first on any intermittent no-heat call here.
- Undersized single-stage furnace in end-unit townhomes. The end units in a lot of Foster City townhome rows have more exposed wall than the interior units, and the original single-stage Ruud furnace was sized the same as everywhere else in the complex. Those end units run cold in the corners, and I look at output and duct balance before recommending any fix.

Yes, I have already been in a number of the Foster City condo and townhome mechanical rooms, and I know the layouts. I service the individual Ruud furnace assigned to your unit. -
Foster City is right on the water. Does that affect my furnace the way it does in Pacifica?
It is a different factor here since Foster City sits on the bay side, not the open coast, so I am not dealing with salt air corrosion the way I do out in Pacifica. The humidity from the lagoons does still affect control boards in tighter condo closets, so that is what I check first. -
How quickly can someone get to Foster City?
Our Peninsula technician is based in San Mateo, right next door, so Foster City is part of the regular local route along with Belmont and San Mateo. Same-day isn't something I can guarantee, but you are not waiting on a tech from San Ramon.
