Orinda is larger custom and semi-custom homes, a lot of them from the 1950s through the 1980s, set on wooded hillside lots. - Draft-inducer motor failure. Long heating seasons wear the inducer bearings and the furnace locks out on a pressure-switch error. I swap the inducer assembly from the truck and confirm the draft before I leave.
- Two-stage gas valve issues. On the higher-end Ruud furnaces the two-stage valve sticks and the home runs cool on the cold hill nights. I check stage operation and replace the valve when it is the cause.
