San Ramon is where we are based, so this is home turf. The city is mostly newer two-story tract housing from the 1990s through the 2000s out in Windemere, Gale Ranch, and Dougherty Valley, plus older central neighborhoods near Crow Canyon. Rheem upstairs system failure under Tri-Valley heat. In San Ramon's two-story tracts the upstairs Rheem system takes the worst heat load and the capacitor, contactor, or fan motor goes first, leaving the second floor hot. I diagnose the upstairs unit on its own, replace the failed part, and confirm airflow so the upstairs keeps up.
Rheem furnace igniter and board fault on newer systems. The 1990s and 2000s Rheem and Ruud furnaces lose the igniter or throw a control board fault that locks out ignition. I replace the igniter, read the board diagnostics, and fix the real cause so the furnace lights cleanly.
Rheem condenser capacitor swelling in summer. The San Ramon heat swells the run capacitor on Rheem condensers, and the compressor hums but will not start on the hottest days. I test the microfarads, replace the matched dual-round cap, and check the contactor so the start is clean.
