You have small older bungalows and Eichlers around Old Mountain View, mid-century ranches, and a wall of newer apartments and townhomes toward North Bayshore and the El Camino corridor. The newer North Bayshore townhomes run Rheem heat pumps as the only heat source, and when the control board or the defrost logic faults the home goes cold fast. I read the fault codes, check the board, the sensors, and the reversing valve, and get the unit cycling correctly instead of locking out.
  • Rheem furnace condensate and inducer issues in damp coastal air. The bay damp keeps the high-efficiency Rheem furnaces working, and the condensate trap and drain clog, which trips the pressure switch and shuts down the burners. I clear the trap, check the inducer, and confirm the drain runs so the safety stops nuisance-tripping.
  • Rheem condenser fan motor failure on older split systems. On the mid-century ranch homes the Rheem and Ruud condenser fan motor seizes or runs slow, the coil cannot reject heat, and the compressor overheats and trips. I replace with the correct motor and capacitor and verify amp draw so it does not cook again.
