- Corroded condenser coil and contactor on bay-facing units. Salt air pits the aluminum fins and chews the contactor points on Rheem condensers near the water. I clean and treat the coil, replace the contactor, and check the fan motor bearings before they seize.
- Rheem ductless head not heating. On the mini-split retrofits in older Alameda homes, the most common call is a head that blows cold air in heat mode. Usually it is a low charge from a slow flare leak or a stuck reversing valve. We leak-check, repair the flare, and recharge to spec.
- Furnace pressure switch tripping on Bay Farm homes. The newer split systems often throw a pressure switch fault from a blocked condensate or a cracked hose. I clear the line, test the switch against the manifold reading, and confirm the inducer draws properly.
