Common repairs we do

What we close on the truck.

  • Dead zone on a five or six head MXZ. On Orinda estate multi-zones, one quiet head while the others heat is almost always that head's indoor control board or room sensor. I confirm with the code at the head and meter the sensor, which keeps the repair on the right unit instead of the outdoor condenser.
  • Hyper-Heat defrost trouble in cold canyon air. When an Orinda Hyper-Heat unit ices the outdoor coil and loses heat on cold mornings, it is usually a defrost sensor or a stuck reversing valve. I watch a full defrost cycle and check the sensor before deciding, since both throw similar symptoms.
  • LEV sticking on a long lineset run. Estate installs with long line runs to far rooms can develop a sticking linear expansion valve, which starves or floods that zone. I check the LEV operation against the head's data and replace the valve coil or body rather than recharging blind.

    Orinda is close to us. From San Ramon we come over through Lafayette, usually 25 to 35 minutes. Lafayette, Berkeley, and Piedmont border Orinda, so we can often pair a visit with a nearby call the same or next day.
  • Our estate has rooms on three levels. Can one Mitsubishi system cover them?
    Yes. A single MXZ multi-zone condenser can drive several heads across different levels, each with its own thermostat. We size each zone to its room load so the far heads heat as well as the close ones.
  • What is the warranty on a new multi-zone install?
    A full install through our HVAC division carries 10-year parts and 10-year labor. A repair on an existing system carries a 1-year warranty. It is written into the quote before we begin.
