- Converted garage unit head won't heat. A single-zone head in a converted garage or in-law unit that blows cold air instead of heat is usually a stuck reversing valve or a defrost sensor fault, not a dead compressor. I check both before I quote a major part, since the valve or sensor repair is a lot less than a compressor swap.
- Remote or receiver failure locks a tenant out of control. When a tenant reports the remote doesn't respond at all, the head is often fine and the receiver board inside it has failed. I test the head directly at the board rather than assuming the whole unit needs to come out.
- Indoor coil icing up from restricted airflow. Units in East Palo Alto's rental stock often run near constantly, and if the filter or coil goes uncleaned for a stretch, restricted airflow lets the coil ice over. The head then seems to lose cooling entirely until that ice melts. I clean the coil and confirm airflow before assuming a refrigerant problem.
