Washer filling slowly or not at all (inlet valve screens). Mineral sediment packs the little screens inside the Maytag water inlet valve until fill times stretch from two minutes to twenty. On hillside properties with well or district water this is the single most common washer complaint I see. Sometimes cleaning the screens is enough. When the valve solenoids are scaled internally, I replace the valve, a modest part I keep stocked.
Dryer screeching on startup (drum support rollers). Centennial and MED dryers ride the drum on rollers, and when the roller bearings dry out you get a screech that echoes through a quiet hillside house. The correct repair is all four rollers plus the idler as a set, not just the loudest one, because they wear together. About an hour of work and the dryer goes silent again.
Ice maker in the ADU refrigerator quit (fill and ejector faults). Compact and standard Maytag refrigerators in rental units get their ice makers killed by two things: a scaled inlet valve that no longer passes enough water, and an ejector motor that strips. Tenants report it late, so by the time I arrive there is usually a fused ice block to deal with too. I test the fill volume, replace what failed, and confirm a full harvest cycle before leaving.
