- Neglected capacitor and contactor failure in landlord-maintained units. In rental units that only get serviced after something breaks, the run capacitor swells and the contactor points pit from years of running without a checkup. The system either will not start or cycles the compressor on and off. I test both parts directly rather than guessing, since replacing a good contactor wastes a property manager's money.
- Ductless mini-split indoor unit failing in multi-family retrofits. Where a Lennox ductless mini-split was added to an apartment or duplex unit that never had ducts, the indoor head's circuit board or condensate pump is usually what fails, showing up as the unit blowing room-temperature air or shutting off and dripping. I read the fault code off the indoor unit before opening anything up.
- Old low-voltage wiring mismatched to a newer Lennox furnace. Some East Palo Alto homes had a Lennox furnace installed over top of decades-old low-voltage wiring that was never upgraded, and a marginal wire or a wrong transformer tap causes intermittent no-heat calls.
