San Ramon's housing stock is mostly 1980s and 1990s tract construction out in the Bishop Ranch corridor and the hillside subdivisions off Crow Canyon Road.   • Hot Surface Igniter Failure. The igniter is a silicon nitride element that cracks from thermal cycling.   • Capacitor and Contactor Wear on AC Condensers. A Heil single-stage condenser from the early 2000s running through a San Ramon summer is going to degrade its run capacitor and pit the contactor contacts over time. A weak capacitor causes the compressor to draw high locked-rotor amps on startup, trips the breaker, or just causes slow startup that shortens compressor life. You get a written quote with the specific repair before we touch anything. If you approve the work, the $75 comes off the total. Repairs carry a one-year warranty on parts and labor. If we are replacing the system rather than repairing it, the install warranty is 10 years on parts and 10 years on labor. On rebates, we confirm what utility and manufacturer programs actually pay at the time of the estimate, because those amounts change and we are not going to quote you a number that may not be current.
