- Condensate drain backup and drain-pan overflow. In Sunnyvale's humid summer nights, the indoor evaporator coil pulls a lot of moisture, and the 3/4-inch condensate line on most Gree wall units will clog with algae and mold within two to three seasons if it is not maintained. The unit triggers a float switch and shuts down, or in older installs without a float it drips through the front panel onto the wall. We flush the line, treat it, verify the drain pan slope, and check whether the original installer left enough fall in the run. If the pan itself is cracked, which happens on units a few years old, we replace it before reinstalling the cover.
- Blower wheel dust buildup and reduced airflow. Gree fan wheels accumulate a thick layer of dust and lint on the blade faces over time, and in ranch-house installs where the unit pulls air from a room with carpet and pets the buildup comes faster than the filter alone can prevent. Symptoms are reduced throw distance, a musty smell on startup, and sometimes a vibration noise as the imbalanced wheel spins. We pull the blower assembly, clean the wheel off the unit, reinstall, and verify airflow output. We also check the evaporator coil face because in many cases the two failures come together.
- Thermistor fault and erratic temperature control. Gree inverter systems use multiple thermistors for inlet air, outlet air, and coil temperature, and a single failed sensor will throw a fault code and force the unit into a fallback or shutdown mode. On Vireo and Livo units we see the inlet-air thermistor fail after three or four years, usually presenting as a C5 or similar code and inconsistent heating in winter. We test resistance across the sensor at the harness connector, confirm the fault is in the sensor and not the wiring or board, and replace the component. Parts availability on current Gree production lines is reasonable because Gree manufactures its own components, though it runs a step behind what we see from Daikin and Mitsubishi factory channels.
