Foster City was built as a planned waterfront community, and the canals and lagoons that run through it are part of the appeal and part of what makes the HVAC work here a little different. A lot of the housing stock is condos and townhomes built from the 1960s through the 80s, and Gree wall units and small Multi+ systems show up often in these because they fit condo constraints better than adding ductwork ever would.

The lagoon-adjacent construction here creates two problems we check for specifically. First, a lot of these condos and townhomes have the indoor head mounted somewhere gravity drainage can't reach, so the unit relies on a small condensate pump to move water out, and that pump is the first thing we test when a unit shows a water-related fault. Second, ambient humidity off the lagoons runs higher here than a few miles inland, which puts more load on the condensate system generally, pump or no pump.

  • Condensate pump failure in condo and townhome installs. Many Foster City condos and townhomes have the indoor head mounted where a gravity drain line can't reach an exterior wall or a floor drain, so a small condensate pump handles moving water out to a discharge point. When that pump's check valve fouls or the pump motor wears out, the unit's built-in water sensor trips a safety shutdown rather than letting the unit leak into the ceiling or wall below. We test the pump and check valve directly rather than assuming the drain line itself is clogged, since the two failures look identical from the unit's fault code.
  • Higher ambient humidity overloading the condensate system. Ambient humidity off the lagoons runs noticeably higher here than in cities a few miles inland on the Peninsula, and that means any given Gree unit is pulling more moisture out of the air on an average day than the same unit would elsewhere. Drain pans and lines that would handle a normal load fine in a drier city fill faster here, which shortens the interval between clogs even on units serviced on a regular schedule. We factor that into the maintenance interval we recommend for lagoon-adjacent units specifically.
  • Short-cycling from tight condo outdoor unit placement. A number of Foster City HOA developments place the outdoor condenser in a narrow side yard or a shared patio alcove with less clearance than the manufacturer spec calls for, and restricted airflow around the unit raises head pressure enough to trip the high-pressure protection and short-cycle the compressor. Before assuming a refrigerant or compressor problem, we check actual clearance against Gree's install spec and measure head pressure under real conditions, since the fix is sometimes as simple as trimming back a fence panel or relocating a storage bin, not replacing equipment.
