Redwood trees do something specific to an HVAC install that most homeowners don't think about until it's a problem. Fine redwood duff, needles, and bark fiber constantly rain down and work their way into outdoor unit housings and condensate discharge points, and in the shaded, damp canyon lots that debris breaks down slowly and holds moisture against the equipment longer than it would in open sun. On an Emerald Hills call we check the outdoor unit's drainage and coil condition for exactly that buildup before assuming a fault code points to something electrical. Downtown, the diagnostic looks different: those loft conversions often have the outdoor unit mounted on a flat rooftop with dark modified bitumen roofing, and heat radiating off that surface can push ambient readings at the outdoor thermistor higher than the actual air temperature, so we check the sensor against a real thermometer before trusting the board's own reading.

That extra length stresses the inverter board and its driver components more than a compact install does, and when one indoor head starts cycling erratically while the rest of the system runs fine, we check that zone's own board communication and expansion valve position before we touch the outdoor unit.
  • Condensate discharge blocked by redwood duff. Homes shaded by mature redwoods see a steady rain of fine needles and bark fiber that finds its way into the outdoor condensate discharge point and, on some installs, into the drain line itself. Once that organic material packs in, the pan backs up and the float switch trips, showing as a protection-mode fault with no obvious cause from inside the house. We clear the discharge point fully, not just the visible opening, and check whether the install needs a screen added to keep it from recurring.
  • Outdoor thermistor reading high on rooftop-mounted downtown units. Loft conversions near the theatre district sometimes have the outdoor Gree unit mounted on a flat roof with dark bitumen roofing that runs noticeably hotter than open ground-level air on a sunny afternoon. If the outdoor ambient thermistor reads that radiant heat instead of true air temperature, the unit can throttle back cooling capacity or throw a false high-ambient fault. We check the thermistor reading against an actual thermometer at the same location before replacing a sensor that might just need better shading or standoff mounting.

If you approve the repair during that same visit, the $99 is waived. The completed repair comes with a parts and labor warranty, which we'll put in writing at the time of the quote.
