- Perfect Steam boot and drain pump. Stacked closets in condo and townhome units repeat across whole buildings here, so a boot or drain pump failure in one place often means a neighbor calls with the identical problem within weeks. We keep the OEM boot and pump stocked for exactly that reason.
- French-door ice-maker assembly. Common failure in condo kitchens where the ice maker runs nonstop for a family with limited counter space. Mold cracks, fill tube ices, auger seizes. We carry the whole-assembly kit so it is typically a single visit.
- Heat-pump dryer condenser cleaning. Tight condo utility closets choke airflow around the heat-pump dryer to begin with, and that alone packs the condenser fins faster than a dryer sitting in an open garage. Dry times stretch out first, before anything else goes wrong. We clean the condenser and run the cycle again before considering anything more expensive.

Do you service condos and townhomes in Foster City, or only single-family houses?
Both. Most of our Foster City calls are condos and townhomes around the lagoon, plus 94404. We have a technician based on the Peninsula in San Mateo County, so Foster City is a short hop for him rather than a special trip from San Ramon. -
My stacked washer and dryer are in a tiny closet. Can you still service them?
