Alameda sits right on the bay, so the climate is moderated and you rarely fight extreme heat. The salt-laden air is the real enemy out here. It eats at the outdoor condenser coil and the cabinet, so on the Island I always look at corrosion first before I chase anything electrical.

- Flare fitting leak at the outdoor unit. The flare joints where the line set meets the condenser are the number one leak point on Cooper&Hunter. On the salt air out here they also corrode. I pressure test, reflare with the right tool, use a torque wrench to spec, then pull a deep vacuum and recharge by weight.
- Corroded outdoor coil and fan motor. Bay Farm and the shoreline homes get constant salt mist. The condenser coil and the fan motor bearings take the worst of it. I clean and treat the coil, and when the motor is seized I replace it, though Cooper&Hunter fan motor stock can run thin so I sometimes fit a verified equivalent.
- Indoor head not cooling, low charge. When a head blows weak or warm, it is usually undercharge from a slow flare leak, not a dead compressor. I check superheat and subcooling, find the leak, fix the joint, and weigh in the correct R410A charge instead of just topping it off.
