Corroded outdoor coil and fan motor. Bay Farm and the shoreline homes get constant salt mist. The condenser coil and the fan motor bearings take the worst of it. I clean and treat the coil, and when the motor is seized I replace it, though Cooper&Hunter fan motor stock can run thin so I sometimes fit a verified equivalent.
Indoor head not cooling, low charge. When a head blows weak or warm, it is usually undercharge from a slow flare leak, not a dead compressor. I check superheat and subcooling, find the leak, fix the joint, and weigh in the correct R410A charge instead of just topping it off.
