- Flame sensor carbon buildup from deferred annual service. In rental units where nobody has scheduled a furnace tune-up in years, the flame sensor rod builds up oxidation and carbon until it can no longer confirm flame reliably. The symptom is a furnace that lights, runs briefly, drops out, and repeats that cycle a couple times before locking out completely. Cleaning the rod and checking the microamp signal usually resolves it, though on a sensor that's been neglected long enough, the rod itself needs replacing rather than just cleaning.
- Aging capacitor failure in older package and split units. A number of East Palo Alto's multi-family properties run window units or older split systems that haven't had a capacitor checked in years because there's no clear owner incentive to schedule preventive service. When the capacitor finally gives out, the compressor either won't start or draws high current trying to. I'll assess the system, put together a written quote with the scope and price, and that document can go to whoever needs to approve the work, whether that's you forwarding it or us sending it directly.
