Richmond ranges from older 1920s and 1940s bungalows and wartime cottages in the central neighborhoods to larger hillside homes up in the El Sobrante annex and Point Richmond. What we close on the truck.

  • Salt-air corrosion on outdoor coils and fan motors. Richmond's bay air corrodes Bryant condenser coils and wears the fan motor bearings. You lose capacity as the fins degrade and the unit can leak refrigerant at the corroded spots. I clean and comb the coil, check for weeping, and replace the fan motor when the bearings fail.
  • Ductless retrofit head and line set faults in older bungalows. Central Richmond bungalows with no ducts run Bryant ductless heads. The frequent failures are a clogged condensate drain or an under-charged long line set that ices the coil. I clear the drain and pressure check the line set rather than just adding refrigerant to a slow leak.
  • Wall-furnace replacement airflow on early forced-air conversions. When an old wall furnace is replaced with a Bryant forced-air unit, the newly run ducts are sometimes undersized for the home, which chokes airflow and trips the high-limit. I measure static pressure and correct the restriction so the Bryant unit runs in its design range.
