Los Altos is mostly mid-century ranch homes on flat, leafy lots, with a growing number of larger custom rebuilds replacing the originals. The Mid-Peninsula climate is mild, so cooling is moderate, but the newer rebuilds are bigger and often run zoned Bryant Evolution systems. The remaining original ranches run single Bryant Preferred splits, many aging out.

The contrast here is the original ranch versus the rebuilt home. A 1950s ranch has a single-speed Bryant system and tired ductwork, while a 2010s rebuild has a variable-speed zoned Evolution system that is picky about matched parts. I read which one I am working on before diagnosing, because the failure modes are different between them.

  • Tired ductwork on original mid-century ranches. Original Los Altos ranches have aging ducts that leak and restrict, so the Bryant system runs long and uneven. We test airflow and seal or open up the worst sections so the equipment can do its job.
  • Zoned Evolution imbalance on custom rebuilds. Larger Los Altos rebuilds run zoned Bryant Evolution, and a failed damper leaves a room or floor uneven. We test each damper actuator and the bypass so the zones balance across the bigger floor plan.
  • Run capacitor failure on single-system ranch homes. Aging single Bryant Preferred systems here lose the run capacitor and the compressor strains to start. We test it under load and replace it before the weak start damages the compressor.

  • How long does it take to reach Los Altos from San Ramon?

  • My original Los Altos ranch has a tired old Bryant system. Repair or replace?
