The climate is bay-moderated and mild, so loads are lighter than the deep inland cities, but the American Standard systems run steadily through the warm months and that constant cycling wears specific parts. A lot of my Sunnyvale work is on ductless heads in Eichlers and on compact air handlers in the newer townhome closets, two very different jobs in the same city.

- Eichler ductless head leak and icing. Sunnyvale Eichlers run American Standard ductless heads, and a flare leak at the line set bleeds off charge so the evaporator ices and drips. We pressure-test the flares and clean the blower wheel, then recharge to spec and confirm the head holds temperature.
- Condensate float lockout in mild damp climate. Sunnyvale's mild damp air keeps American Standard air handlers producing condensate most of the year, and the drain clogs and trips the float switch, shutting the system off. We clear and treat the drain and verify the float actually protects the unit.
- Townhome closet water heater draft problem. American Standard gas water heaters in tight Sunnyvale townhome closets can fail to draft when the closet is sealed during a remodel. We test the flue, correct the combustion air, and will not leave a unit that backdrafts into the home.
