San Ramon is where we are based, so this is the city I know block by block. It is mostly newer suburban housing, the big Dougherty Valley and Windemere developments from the 1990s and 2000s, plus older established neighborhoods near Twin Creeks and the central corridor. It is inland Tri-Valley, hot in summer, and the cooling load on the larger two-story homes is significant. American Standard systems are common here, often two-stage or variable-speed in the newer builds.
The big Dougherty Valley homes almost all run zoned American Standard or Trane systems for upstairs and downstairs, and the most common call I get is one floor not cooling. That is a zoning fault, not a dead condenser, and being local means I can usually get there fast and isolate it the same day. Because American Standard is Trane underneath, I stock the exact parts these homes use.
San Ramon water heaters in the newer developments are mostly American Standard gas units in garages and interior closets, on the harder Tri-Valley water. We watch scale and anode wear and carry the common parts since this is our own backyard.

- Upstairs zone failure in Dougherty Valley two-stories. The big San Ramon two-story homes run zoned American Standard systems, and a failed upstairs damper or zone thermostat leaves the second floor hot all summer. We test the zone board and the actuators, then fix the zone instead of replacing a working condenser.
- Variable-speed ECM blower module failure. Newer San Ramon homes run variable-speed American Standard air handlers, and the ECM blower module fails so the system runs at one speed or quits. We test the motor and module separately and replace only the failed part, which keeps the repair targeted.
- Water heater scale buildup on Tri-Valley water. American Standard gas water heaters in San Ramon run on harder water, so scale collects at the tank bottom and you hear rumbling and lose efficiency. We flush the tank, check the anode rod, and verify the gas valve and burner are clean.
