- Aging duct retrofit in a San Mateo Park home. The larger older homes in San Mateo Park often had ducted heat added well after the house was built, and the resulting duct runs are sometimes undersized for the York furnace now feeding them. A furnace that cycles too fast or a room that never gets warm often traces back to that ductwork, not the unit itself.
- Blower motor wearing out in a Hillsdale-era furnace. A lot of the tract homes around Hillsdale run York furnaces installed when the neighborhood was built out, and the blower motor bearings are a common failure point at this age. A grinding or squealing sound on start is usually the motor, and I confirm amp draw before replacing it.
- Heat pump defrost cycle stuck on in a newer installation. Where a York heat pump has gone into a San Mateo home more recently, a defrost cycle that will not release usually points to the defrost board or an outdoor sensor rather than the compressor. I check the board and sensor readings first since that is the far cheaper fix.

It covers the visit, testing, and a written explanation of what is wrong. If you approve the repair, that $99 comes off the total. If you do not, you still get a clear answer for what the visit cost.
