- Flame sensor on older flatland furnaces. Oakland flats bungalows often run an older single-stage York that lights then drops out after a few seconds. That is a dirty flame sensor nearly every time. I clean the rod, check the flame signal, and the burner holds without short-cycling.
- Ignitor failure on hill-home two-stage units. Larger York Affinity furnaces in the Oakland hills wear out the hot surface ignitor. The inducer runs but nothing lights. I replace the correct ignitor and confirm the staged ignition on the control board so both stages fire right.
- Control board fault and lockout. A York furnace in lockout with a flashing code usually points to the integrated control board, common on units that have weathered power flickers in the hills. I read the code, test the outputs, and swap the board when its relays or ignition control have failed.

From San Ramon I take 24 west through the Caldecott. Oakland borders Piedmont and Berkeley, and depending on whether you are in the flats or the hills it is roughly 30 to 45 minutes. I can usually line up a same or next-day slot. -
