York in Milpitas
York heating and cooling in Milpitas.
Milpitas runs a wide spread of housing. The flatland tracts near Sunnyhills and the older parts of town go back to the 1950s and 60s, and a lot of those homes still run a single-stage York or Coleman gas furnace in a hall closet or garage. Up the hill toward Calaveras and the newer developments off Montague, the homes are bigger and many carry two-stage York Affinity or LX systems with a matched condenser.
York is Johnson Controls, the same plant that builds Coleman and Luxaire, so parts cross over and I can usually source what a Milpitas furnace needs same week. The bay sits close, so summer here is warm but not brutal, and a lot of the service calls I get are heating-season no-starts rather than cooling failures.
We run HVAC through Bay Area HVAC Service, our division. I am EPA Section 608 Universal certified and the company holds CSLB #1136642. The $75 diagnostic is waived when you go ahead with the repair, and you get the price in writing before I touch anything.
Common repairs we do
What we close on the truck.
- Flame sensor lights then drops out. On York single-stage furnaces in the older Milpitas tracts, the most common call is a burner that lights for a few seconds then shuts down. That is almost always a dirty or corroded flame sensor. I clean or replace the rod, check the microamp signal, and confirm a steady flame hold. Cheap part, quick fix.
- Hot surface ignitor cracked. The silicon nitride ignitor on York TG9 and similar models gets brittle and cracks with age. You hear the inducer run but no ignition. I carry the correct ignitor for these and verify resistance and the board's ignition sequence so it lights on the first try.
- Control board lockout. A York furnace flashing a fault code and going into lockout often traces to the integrated control board, especially on units that have seen voltage spikes. I read the code, test the board outputs, and replace it when the relays or ignition control have failed rather than guessing.

FAQ
York in Milpitas questions, answered.
-
Do you come out to Milpitas from San Ramon, and how long is that?
Yes. From our San Ramon base I run down 680 through Fremont, then the short hop into Milpitas. It is roughly 35 to 45 minutes outside of commute crush. Milpitas sits right next to Fremont, San Jose, and Santa Clara, so when I am already on a South Bay route I can often fit you in the same or next day. -
Are York parts hard to get in this area?
No. York is Johnson Controls, and the flame sensors, ignitors, and boards for these furnaces are stocked locally. For common repairs I usually have the part on the truck or can pull it same week. -
Is the diagnostic fee charged if I go ahead with the work?
The diagnostic is $75 and we waive it when you approve the repair. You get a written quote first, so there are no surprises on the invoice.
