I test the valve and safety switch and replace what's worn.
- Thermocouple wear in Hillsdale and Baywood homes. The mid-century tract homes out toward Hillsdale and Baywood run the furnace on a steady daily cycle, and that regular use wears the thermocouple down faster than an idled unit. I check millivolt output and swap it when it's below spec.
- Cracked heat exchanger on a unit past its service life. When a San Mateo furnace is old enough that the heat exchanger has gone brittle and cracked, I shut it down right there for carbon monoxide safety and write up a replacement quote instead of patching it.
