- Capacitor and contactor wear on aging condensers. The 15-plus year old Trane condensers in the Decoto tracts develop weak run capacitors and pitted contactors after years of cycling. The compressor struggles to start or chatters. Both are inexpensive parts I keep on the truck for a same-visit fix.
- Coil corrosion on bay-side homes. Union City homes closer to the Alvarado and bay side get some salt-air corrosion on the condenser coil, which leads to slow refrigerant leaks. I leak-search the coil and joints, repair what I can, and recharge by weight rather than just topping it off.
- Furnace igniter failures on aging units. On the older Trane furnaces in the Union City tracts, the hot surface igniter cracks and you get no heat on a cold morning. It is a fast, common replacement. I check the gas valve and flame sensor at the same time so the furnace lights clean.
