Rheem in Portola Valley

Rheem heating and cooling in Portola Valley.

Portola Valley sits quiet in the oak and redwood hills off Alpine Road and Portola Road. Large custom homes on wooded acreage and ranch properties toward Skyline tend to run more than one Rheem system, sometimes a main system for the house and a smaller unit for a detached office or guest quarters. A failure in one zone rarely touches the rest of the property, but it leaves that part of the house without heat or air until we sort out which unit is actually down.

This is a wildfire-aware community, and the public safety power shutoffs that come with fire season push a lot of owners to think about heat pumps and some kind of backup plan for the equipment. On the repair side, the failures stay familiar: zone control boards, blower motors wearing out, and duct runs stretched long to reach rooms spread across a wooded lot.

ADRIUM's HVAC work runs through Bay Area HVAC Service, CSLB 1136642, with the EPA 608 Universal cert on staff. We put the quote in writing before any repair starts, and the $75 diagnostic drops off the invoice once you approve the work.

Common repairs we do

What we close on the truck.

  • Zone board failure across a wooded, spread-out property. Homes off Alpine Road and Portola Road often split air handling across a zone panel to cover a house and a detached structure. A failed Rheem zone board drops damper control to one section. We test the panel and each damper motor and replace only what has actually failed.
  • ECM blower module fault on long runs to ranch-style homes. Ranch properties toward Skyline push conditioned air a long way from the mechanical space. The blower's control module usually fails ahead of the motor itself, so we bench-test it before we ever quote a motor replacement.
  • Rheem condenser fan motor before it fails completely. An outdoor unit getting loud or cycling on and off on a wooded acreage lot is usually a fan motor bearing going bad. We swap the motor and capacitor as a pair so the same fault does not resurface next season.

FAQ

Rheem in Portola Valley questions, answered.

  • How do you reach Portola Valley from San Ramon?
We run 680 south and cross over on 92 or 280, roughly 50 to 60 minutes. Portola Valley falls on our Peninsula day with Hillsborough, and we send a written arrival time so the property is ready when we pull in.
  • We have more than one Rheem system on the property. Will you look at all of them?
Yes. On properties with a main system and a smaller unit for a separate structure, we map each zone before we start so we know exactly which unit is down and fix that one.
  • Given the power shutoffs out here, do you help with backup planning for HVAC?
We talk through it during the visit. If PG&E shutoffs are a recurring problem for your property, we can go over heat pump options and what backup would realistically look like for your system, in writing, before you decide anything.
