Milpitas has a lot of 1970s and 1980s tract housing plus newer condos and townhomes around the Great Mall and the BART line. Many of those homes came with builder-grade Rheem and Ruud equipment, and a lot of it is the original split system or a like-for-like replacement. The valley floor here runs hot in late summer and the bay influence is weak this far south, so the AC side gets worked hard. We service the full Rheem line, the Classic and Prestige condensers, the gas furnaces, and the newer Endeavor heat pumps that builders started dropping into the townhome developments.

Rheem RGEA / gas furnace igniter failure. The silicon nitride igniter on Rheem and Ruud gas furnaces cracks after a few hundred cycles, and you get no flame on a cold morning. I carry the correct igniter and check the flame sensor and limit switch while I am in there, since a weak flame sensor will drop the burners right after they light.
Prestige condenser hard-start and capacitor failure. On the Milpitas heat in summer the run capacitor on Rheem Classic and Prestige condensers bakes and swells, and the compressor hums but will not start. I test microfarads, replace with the matched dual-round cap, and verify the contactor is not pitted, which is the second thing that fails on these in the heat.
Endeavor heat pump defrost and reversing valve fault. On the newer Endeavor heat pumps in the townhomes I see defrost control and reversing valve solenoid faults that throw the unit into the wrong mode. I check the solenoid coil, the defrost sensor, and the board logic so the system actually heats instead of blowing cold air in winter.
